事實上近期銀行對按揭取態有所轉變,部份銀行開始爭取第四季及來年的按揭生意,相信除了因為當局關注外,最大原因是市場預計美國將於9月減息,再加上近幾星期一個月銀行同業拆息持續下調,今日(30/8)一個月銀行同業拆息為3.93%,比上月同期的4.54%已有明顯下調,持續了一年的拆息高於按息的局面終於停止,亦反映了銀行的資金成本壓力有所舒緩。 WHAT'S NEW

購買火險並非法例要求,不過本地銀行在審批按揭時,一般會要求業主購買火險,有些銀行會贈送罰息期的首年或頭兩年的火險保費,而普遍業主為求方便,都會在申請按揭時順道經銀行購買火險。惟讀者要留意經銀行購買火險的保費或較自行購買高,例如有銀行推出的火險分為基本保障和全面保障兩個計劃,前者保費率為0.11%,後者則為0.15%;坊間有保險公司的火險保費率可以低見0.038%,若以投保額300萬計算,一個年度的保費差距可以多達3360元。以上火險保費率僅供參考,最終保費乃受樓宇的類型、樓齡及物業面積等因素影響。 WHAT'S NEW

今時今日網上銀行多有提供免費即時估價功能,但準買家們須留意,多數銀行不會隨便為凶宅估價,單使用網上估價一般不能查詢一些已見報的凶宅。就以前文所述的日出康城Marini為例,筆者嘗試使用某些銀行的網上系統,但不論是事發單位、同層,甚至其他同座高層單位,均未能取得估價。結果筆者乃直接聯絡銀行才取得資訊,惟此方法亦非次次管用,各大銀行因有合作的估價行,政策取態各有不同:有些銀行對凶宅估值態度尤謹慎,即使非事故單位,同層單位亦難以取得估價;有些銀行則願意提供估價,但價格卻遠較市價為低。 WHAT'S NEW
