數年前在疫情嚴峻時,政府曾一度禁止市民於食肆內堂食,導致不少外賣平台應運而生亦廣受大眾歡迎,當時有部份人更藉此機會投身成為「外賣送遞員」,大家千萬不要小窺這個行業,其實在高峰期「外賣送遞員」月入可高達三萬多元,比一份全職工作還要高薪,而且工作時間亦相當彈性,雖然現時薪金比疫情時有所下調,但勤力工作的話每月依然可有兩萬多元收入。不過始終這份職業既不是全職亦不會有固定入息,若然打算置業並申請按揭會否相當困難呢? WHAT'S NEW

根據金管局數據,每月住宅按揭貸款申請宗數曾由二月的5070宗衝高70%至三月的8622宗,四月更再升11.68%至9629宗,較二月低位上升近九成,回到2023上半年水平。至於每月住宅按揭貸款批出宗數同樣於樓市「小陽春」期間錄得增長,由二月3916宗上升12%至三月4369宗,然後四月進一步攀升50%至6551宗。 WHAT'S NEW

金管局於6月中為放寛物業貸款相關的監管政策作出微調,除了按揭成數及壓測安排有所調整外,亦放寛了其他相關的監管要求,包括﹕簡化以資產水平計算借款能力的方法;及在計算借款人的「供款與入息比率」時,投資物業的租金收入的扣減率由至少三成回復至至少兩成的參考水平。 WHAT'S NEW
