若物業變成負資產,其實不一定會引發銀行/ 財務機構Call Loan。按我們經驗,如果是於銀行做按揭,由於物業按揭屬於中長期貸款(Term loans),除非借款人的財政狀態出現變化,例如經常遲還款或拖欠供款,又或是被銀行發現物業未經同意下加借二按等異常情況,一般銀行較少因為樓價下跌,而立即向借款人Call Loan。 WHAT'S NEW

黃詠欣指,2023施政報告放寬措施中,預計最大及最明顯受惠會是白居二及綠表買家。過去未補價資助房屋,受30年擔保期限制,一般銀行對於樓齡較大,貼近擔保期尾聲的未補價資助房屋單位,會縮減按揭年期或按揭成數,窒礙二手資助房屋的流轉。全港目前有近90%的居屋單位樓齡超過20年,樓齡超過30年的有逾40%,相信是次放寬之下,市場上大部分的未補價單位都可以做到最長25年期90%按揭(俗稱925按揭),白居二以至綠表買家可選擇的單位會大幅增加,居屋交投量,預計亦會明顯增加。 WHAT'S NEW
